Quick answer: Fairfield and Vacaville are priced about the same, with median sale prices around $600,000 and $610,000. The biggest difference is the commute. Fairfield is the better fit if you drive toward the Bay Area on I-80 or I-680, and as the county seat it has more shopping and services. Vacaville is the better fit for Sacramento or Davis commuters and has a calmer, more suburban, family-friendly feel.
If you're house hunting in Solano County, there's a good chance Fairfield and Vacaville are both on your list. They're about 10 minutes apart on I-80, home prices are close, and both have plenty of newer neighborhoods. Still, they feel different to live in. Here's how I explain it to my clients.

What Is It Like to Live in Fairfield?
Fairfield is the county seat, and it shows. You'll find the most shopping, dining and services in Solano County. That includes Westfield Solano, the Jelly Belly factory and the wineries of Suisun Valley just outside town. Travis Air Force Base is right next door, so the community includes a lot of military families.
For commuters, Fairfield is hard to beat. It sits where I-80 and I-680 meet, so getting to the East Bay or the Walnut Creek and Concord area is easier than from towns farther north. You also have two train stations, Suisun-Fairfield and Fairfield-Vacaville, on the Capitol Corridor line.
Neighborhoods range widely. Older, more affordable homes sit closer to downtown. Newer builds and bigger lots are in areas like Cordelia, Green Valley, Rancho Solano and Paradise Valley.
Fairfield might be your fit if: you commute toward the Bay, want lots of choice in price and style, or like having everything close by.
What Is It Like to Live in Vacaville?
Vacaville feels a little calmer and more suburban. It's known for its parks, family-friendly neighborhoods and community events. Its downtown is walkable, with restaurants and a creek walk. Vacaville Premium Outlets and the Nut Tree area keep shopping close.
If you work toward Sacramento or Davis, Vacaville gives you a head start on that commute. It's also home to major employers in healthcare and biotech, so plenty of residents work right in town.
Many buyers look at newer communities on the south and east sides of town. Established neighborhoods with mature trees are closer to the center.
Vacaville might be your fit if: you commute toward Sacramento, want a quieter suburban pace, or love having parks and trails nearby.
How Do I Decide Between Fairfield and Vacaville?
- Your commute. This is the biggest deciding factor for most of my clients. Drive it at rush hour before you buy.
- Schools. Fairfield is mostly served by Fairfield-Suisun Unified and Vacaville by Vacaville Unified. Some neighborhoods near the border fall into Travis Unified. Always check the specific address.
- HOAs and Mello-Roos. Newer neighborhoods in both cities may have HOA dues or Mello-Roos taxes. These can change your monthly payment a lot, so we'll look at them on every home.
- Summer heat. Both get hot, but Vacaville usually runs a few degrees warmer. Fairfield gets more of the evening Delta breeze.

Frequently Asked Questions
Is Fairfield or Vacaville cheaper?
They're very close. Median prices in both are around $600,000, and Vacaville often runs slightly higher. The bigger price differences come from the neighborhood, the age of the home and the lot size, not the city.
Which is better for commuting to the Bay Area?
Usually Fairfield, because of its spot at the I-80/I-680 junction and its two train stations.
Which is better for commuting to Sacramento?
Usually Vacaville, since it's farther up I-80 toward Sacramento.
Can I see homes in both cities in one day?
Absolutely. They're about 10 minutes apart, and I often show homes in both on the same day so buyers can feel the difference for themselves.
