Let's Talk About Your Home
Selling Your Home, Made Simple
Selling a home is a big decision. My job is to make it simple.
Selling a home can feel overwhelming. My goal is to help you sell for the best possible price in the shortest amount of time, with as little stress as possible. Here's exactly how we'll do it.

My 10-Step Selling Process
- Initial Consultation: We sit down to talk about your goals, timeline and home. I'll walk you through the listing agreement so you know exactly how everything works and how I'm paid.
- Home Valuation: I prepare a detailed market analysis using recent sales, current competition and your home's unique features, and we choose a list price together.
- Prepare for Showings: You'll get personalized staging and prep tips, plus professional photography so your home shows at its best.
- Marketing Launch: Your home goes out across multiple channels and my professional network, and I keep you updated on activity and feedback.
- Showings and Open Houses: I handle showings and open houses professionally, with as little disruption to your daily life as possible.
- Review and Negotiate Offers: We look at price, terms, buyer qualifications and likelihood of closing, then plan the best negotiation approach together.
- Due Diligence: I coordinate with inspectors, appraisers and the buyer's team and solve problems early to keep your sale on track.
- Seamless Closing: I manage the paperwork and deadlines so there are no last-minute surprises.
- After-Sale Support: I'm still here after closing for questions, referrals and your next move.
- Celebrate: Selling your home is a huge accomplishment, and we'll celebrate it!
Backed by a Support Team

A team behind your sale. From pre-listing prep to closing, my House of Joy support team helps keep every step organized, so you can focus on your next move.
My support team helps with transaction coordination, marketing and staging, which frees up more of my time for what matters most: pricing, negotiating and taking care of you.
How Buyer-Agent Pay Works Now
After the NAR settlement, sellers are no longer required to offer compensation to the buyer's agent to list on the MLS. You have options:
- Offer it upfront to attract more agents and showings.
- Keep it flexible and consider it as part of each offer.
- Don't offer it, which may mean fewer showings but could mean a higher net for you.
We'll choose the approach that fits your goals.
Seller FAQs
How do we set the price?
With a comparative market analysis of recent sales, current listings and your home's features.
What should I fix before listing?
Usually simple, high-return updates like fresh paint, minor kitchen and bath touch-ups and curb appeal. I'll give you recommendations for your specific home.
What will it cost to sell?
Common costs include agent compensation, closing costs, any repairs and staging. We'll go over a detailed breakdown together.
Should I be home during showings?
It's best to step out so buyers feel comfortable picturing themselves in the space.
What if the appraisal comes in low?
We can renegotiate, challenge the appraisal, or ask the buyer to cover the difference. I'll guide you through the best option.
Do I have to make repairs after the inspection?
Not legally, but addressing certain items strategically can keep your sale on track.
How long does closing take?
Usually 30 to 45 days, depending on the buyer's financing.
What about taxes?
If you've lived in the home for 2 of the last 5 years, you may be able to exclude a large portion of your profit from capital gains tax. Check with a tax professional about your situation.
